CHELSEA—Jonathan Rubenstein, owner of downtown coffee high-roller Joe the Art of Coffee, has settled on 405 West 23rd Street, at London Terrace, for his fourth Joe location. Slated to open in March 2008, the new Joe will be slightly larger than the original Joe on Waverly—the latter is about about 500 square feet—and will be more about the coffee and less about food, Jon tells us. Chelsea or the Upper West Side seemed the obvious next move for the brand so we asked why no love for the UWS: "We would have loved to be on the UWS, and have looked aggressively for almost 2 years. We just can't find space. This area of Chelsea seems untapped with nary a Starbucks; plus it has proximity to the galleries, Highline, and all the development happening so far west.
